Summary Table of Land Use Zoning Objectives

The plan also identifies lands designated as “Longer Term Strategic Development Land”. While these lands remain zoned “Z20 City Hinterland” for this plan period they are identified as important for future growth to help fulfill the City’s targets under the NPF 2040. As such the plan seeks to safeguard these sites for longer-term strategic development. How to read the South Docks Drainage Strategy map:

Cork City Council has prepared a South Docks Drainage and Levels Strategy (2022) to inform the development of the City Docks The objective of the Strategy is to provide a long-term placemaking vision that is flexible, environmentally responsible and climate-resilient, particularly to potential changes in sea level and rainfall intensity. For more information refer to Volume 1 Chapter 10, subchapter 2 - City Docks.

This drawing should be read in conjunction with the South Docks Drainage Strategy Report.

Notes: • The details of the proposed drainage and polder flood defence infrastructure are indicative and are subject to detailed design. • All design finished floor levels shall be informed by a Site-Specific Flood Risk Assessment in accordance with “The Planning System and Flood Risk Management Guidelines for Planning Authorities” (OPW/DoEHLG, 2009), undertaken by the Applicant at Development Management Stage.

• The proposed ground levels and finished floor levels have been developed on the assumption that the proposed polder flood defences are in place and provide protection to the 1 in 200.
