• Seeks rezoning of light industrial lands to mixed use zoning. The submission highlights that the existing use of the site is non conforming being in use as a community/ institutional/education/ training centre. • The submission continues to state that the proposed zoning does not accurately reflect the existing uses in the vicinity stating that the area already functions as a neighbourhood centre with a range of community and residential servicesSeeks rezoning of lands to mixed use zoning • Sets out that mixed use zoning will more accurately reflect the exiting use and function of the area, including the current Cope Foundation site which is a non conforming use. • Notes that site is identified as a RAPID initiative

Summary of Submission and Observation:
Seeks a number of items in the Plan be addressed:
• Removal of the Quay Amenity zoning from the northside of the quay, considering the most recent permission granted for a mixed use hotel and ancillary facility • Seeks re-evaluation of route for proposed new pedestrian bridge from Kent Station to South Docks • Support the findings of the tall buildings study • Draft Zoning Policy ZO 19 Quayside Amenity is removed from the site. • In terms of the proposed new bridge connecting Kent Station to the south docklands, it is put forward that a more suitable route is selected to promote public transport by promoting the use of the former railway line. • The proposed pedestrian bridge connectivity between the north and south Docks and Tivoli Docks are designed to facilitated continued port activities and protect the maritime role of Cork City (i.e. swing bridge, not fixed bridge). • Amend typographical error on page 533 of Volume 1 of the draft plan in respect of zoning objective ZO 6 so it reads as “ZO 6 City Centre” and not ‘Sustainable Residential Neighbourhoods’.
