Summary of Submission and Observation:

Detailed comment on Chapter 10 Key Growth Areas & Neighbourhood Development Sites;

• The floor area ratios in the Docklands area plan are far too low combining the targeted FAR figures in table 10.3 with the target Heights table 10.4 gives an indicative site coverage percentage of about 33%. This is far below the European norm. • Coverage figures of below 50% are also desirable on a district level when large public open areas are included but the Atlantic pond, Marina and new Marina Park all in this area appear not to be included in these figures • Limiting the entire Docklands to 10,000 residential units is an extreme underutilisation of a valuable irreplaceable resource for Cork City. • The Tivoli area plan is o the highest quality. It's vision detail and execution cannot be praised highly enough • All aspects of this plan should be applied to any large developments at the edge of Cork City including in Ballincollig, Glanmire and Blarney • We object in the strongest possible terms to any office development being permitted in the Airport Business Park Response and Recommendation to issues located in (Located under relevant chapter in the CE Report):

Summary of Submission and Observation:

Submission asserts that the Lough is completely surrounded by land zoned for development. Green spaces are essential for biodiversity here and throughout the City. By the Lough, there are two pieces of land which should be protected. Example given of the Priest's Field at the Lough Church. Half of it now houses massive blocks of apartments whereas it was previously undeveloped green space. and one half of the f field still remains without protection and the submission further opines that vague protections for green areas are useless.

Requests that this piece of land be re-zoned for public open space
