• 80% of residentially zoned lands in the City Development Plan with live planning permissions are located within the existing built-up area. • 52% of residentially zoned lands in the City Development Plan with no current planning permission are located on greenfield land. • Significant capacity remains in designated longer term strategic growth areas, including City Docklands, Tivoli Docks, North Blackpool/Kilbarry and Stoneview in Blarney, some of which are not zoned for development in the current Plan but are earmarked for potential future growth.
Changing Population Distribution
There have been notable changes to the spatial distribution of population growth in the city from 2016-2022. The rates of change vary across the city but are generally reflective of existing patterns of population distribution. While experiencing a slight decline, the biggest share of the City’s total population continues to live in the City Suburbs (66%). The Southeast suburb (24%), the Southwest suburb (19%), the Northeast suburb (13%) continue to have the largest share of the City’s total population. The Central City area (12%) has experienced the fastest rate of growth in the City. Blarney (1%) and Tower (2%) continue to have the lower share of the total population. Given their relatively large population base, Ballincollig and Glanmire’s high growth rates (+18% and +11% respectively) are increasing their relative size in the City.
